In Landlord Simulator, players assume the role of a property landlord in a bustling, randomly generated city. The game blends various aspects such as real estate economics, tenant psychology, and building renovation management into an engaging and satisfying tycoon simulation. The gameplay revolves around a “property portfolio”, where the player can buy, sell, and upgrade residential and commercial buildings, depending on their condition rating, location desirability, rental income potential, and while also coping with mortgage payments, taxes, and repair costs of each building. Each tenant has their own personality, needs, and “satisfaction meter,” decreasing with high rent, poor maintenance, or noisy neighbors; when satisfaction is low, complaints start coming, rent drops, and tenants eventually move out. The “renovation system” allows you to upgrade different rooms using blueprint-based planning, thereby increasing the property values and getting more rent. The exploration includes a number of different districts, such as the Downtown Core, the Suburban Crescent, the Industrial Quarter, the Waterfront District, and the Historic Quarter. Each district possesses its unique style of properties, types of tenants living there, and market dynamics. “Market trend” system in the game mirrors real-world situations such as the development of a new infrastructure project or a rise in crime, which can have a significant impact on the demand for and value of properties. You also get to decide on the use of the “contractor management” feature for hiring and scheduling of repair crews, painters, and cleaners whose level of skill affects not only the quality of the work but also how long the job will take.
